As the promotor, Landström uses its expertise, resources and contacts to bring land through the process of appraisals, 3rd party consultancy, and planning permission. This is all carried out at no cost to the landowner, and is aimed at maximising the final development land value by finding the most appropriate solutions through excellent design and scale of the proposal. The landowners’ objectives are central to every proposal – we appreciate that often it’s not just about making quick returns, but about high quality and appropriate developments in the places we live.

Depending on the scale and sector, Landström will either market the land with planning permission for sale openly, or take on the full management and the build internally. By offering a true end-to-end process, Landström is able to offer landowners the best combination of ROI, control and transparency.
When land has achieved planning permission, or after a full development is completed, the new assets will be marketed for sale openly – and Landström will work hard to achieve maximum values.
For these land promotion and development services, Landström will retain their pre-agreed percentage of the net sale proceeds (normally between 15 and 25%) and any pre-agreed costs.
If planning permission is not obtained by a certain date, the agreement automatically terminates and the landowner is not charged at all.
