Free land appraisals for option agreements
Landström will conduct a full, no-obligation land appraisal to outline the strengths, weaknesses, opportunities and threats of the site’s development potential. This report will outline what potential the site has, and therefore its potential gross development values for all scenarios. This appraisal document, and the landowners’ preference for the type of development, will dictate the price that can be pre-agreed in an option contract. It’s common at this stage that we’d also present our land promotion agreement to the landowner and sometimes a current sale offer – giving landowners all available routes to achieving a return.
As a landowner, you always have a choice when working with Landström to structure our partnership in the way that best suits your needs. We appreciate that achieving the highest price is not always the main consideration when developing the land in the places we live. We believe that quality of design, sustainability and community are all of the utmost importance.
Landström uses its expertise, resources and contacts to bring land through the process of appraisals, 3rd party consultancy, and planning permission. This is all carried out at zero cost to the landowner. If planning permission is achieved within the specified time, the land will be bought from the landowner at the pre-agreed price – subject to any convenants that were dictated by the landowner to prevent inappropriate development.
If the option period expires before a certain point in the planning process, the option expires and the landowner is not charged at all.
